High-Pressure Copper Pinhole Slab Leak Under Kitchen Cabinets in Fort Lauderdale FL: Insurance Coverage & Non-Invasive Drying

We live in Fort Lauderdale (Coral Ridge). Last week, we noticed that our kitchen floor tiles were unusually hot and our custom hardwood kitchen cabinet toe-kicks were beginning to cup and discolor. A licensed leak detection company identified a pinhole rupture in the hot water copper supply line buried beneath our concrete slab. The plumber capped and rerouted the line through the attic, but when we checked with a moisture meter, the concrete slab has 90% internal relative humidity, and moisture has wicked 2 feet up the drywall directly behind $25,000 of custom wood cabinetry. Can our kitchen cabinetry be saved without ripping it out? Does homeowners insurance cover the 'tear out' costs if the cabinets have to be removed? How do we stop hidden black mold from colonizing behind the cabinets?

Direct Answer: In many cases, custom kitchen cabinetry can be **saved without destructive demolition** by utilizing specialized **Injectidry cavity drying systems** that inject desiccated, heated air through discrete 3/8-inch injector ports drilled underneath the toe-kicks or behind baseboards. However, if microbial mold colonies have already formed on the unfinished pressed-wood or plywood backing of the cabinets, ANSI/IICRC S520 standards mandate removing the cabinetry to remediate the wall cavity. Under standard Florida homeowners insurance policies (HO-3), your policy contains a mandatory **"Tear Out and Replace"** provision requiring the insurer to pay for the deconstruction and reinstallation of undamaged cabinetry and fixtures necessary to access and repair slab water damage. The Fort Lauderdale kitchen slab leak restoration protocol:
  • In-Situ ASTM F2170 Slab Moisture Testing: Install digital RH probes into the concrete slab to measure internal vapor emission rates and equilibrium moisture content.
  • Non-Invasive Cavity Injectidry: If mold is not visible, route high-pressure warm airflow tubes into the cabinet void to dry the back of drywall assemblies in-place.
  • Surgical Toe-Kick Removal: If drywall removal is required, technicians unfasten cabinets surgically or remove only bottom drywall strips without destroying expensive granite or quartz countertops.
  • EPA-Registered Botanical Sanitization: Disinfect bare concrete slabs and stud cavities with botanical thymol biocides.
  • Direct Insurance Billing (Xactimate): Certified IICRC contractors submit comprehensive Xactimate line-item estimates directly to your insurance company, including cabinet removal, storage, and reinstallation scopes.

Be very careful with Florida insurers trying to apply 'matching' limits or depreciating your cabinets. Under Florida Statute 627.7011, if replacement items do not match in quality, color, or size, the insurer must replace the adjoining items to ensure a uniform appearance!

Make sure you do not let concrete stay at 90% RH under vinyl or wood flooring. Trapped slab moisture will cause osmotic blistering and continuous black mold colonization under subfloors indefinitely.
