selling our home in colorado springs co (briargate area). our expansive bentonite clay soil expanded during spring snowmelt, causing 1 inch of concrete slab heave that cracked the finished basement floor and soaked floating drywall baseplates. the buyer's appraiser noted 'active microbial growth and foundation water damage' and placed a $28,000 'Subject to Repair' valuation condition on the appraisal. how do we remediate the mold on floating wall assemblies and clear the appraisal condition in 48 hours?

Direct Answer: You can completely remove the $28,000 appraisal condition and secure Fannie Mae Form 1004D reinspection approval by: (1) trimming the bottom 2 inches of floating drywall to restore the mandatory structural expansion gap, (2) executing ANSI/IICRC S520 negative-air sanitization, (3) drying concrete slab below 75% internal RH under ASTM F2170, and (4) providing an independent PRV lab clearance report.

In El Paso County, bentonite clay exerts vertical swell pressures exceeding 10,000 psf. Colorado residential building codes mandate floating interior partition walls. When slab heave compresses floating wall baseplates against wet concrete, moisture wicks upward into drywall.

Appraisers must flag this as a structural and health deficiency until certified remediation is documented.

The 48-hour Colorado Springs appraisal clearance protocol:

  • Floating Wall Gap Restoration: Cut bottom 2 inches of drywall to eliminate concrete contact and allow slab movement.
  • HEPA Extraction & Negative Air: Operate 1,200 CFM HEPA air scrubbers under -5 Pa pressure.
  • Industrial LGR Structural Drying: Run commercial dehumidifiers until concrete RH tests <75%.
  • Form 1004D Appraisal Reinspection: Submit passing PRV spore lab report directly to lender.

As a Colorado appraiser: When the floating wall void is re-established and the IICRC clearance report is uploaded, we sign off on the 1004D reinspection within 24 hours.

Never screw baseboards directly into the concrete slab in Colorado Springs. Baseboards must be nailed only to the floating upper stud to let the slab move freely.

Update: Crew trimmed floating drywall baseplates, treated framing with botanical fungicide, and set up 2 commercial LGRs yesterday.

Great execution Danielle. That restored void space permanently protects against future slab heave wicking.
