renovating a historic 1920s home in san antonio (king william historic district). the limestone masonry basement foundation is weeping groundwater after heavy hill country rain, creating heavy white efflorescence and mold on wood joists. the San Antonio Historic Design and Review Commission (HDRC) prohibits modern waterproofing paints on historic limestone. how do we remediate the mold and stop groundwater weeping through soft texas limestone while strictly complying with historic preservation standards?

Direct Answer: Remediating historic Texas limestone requires: (1) wire-brush HEPA extraction and DOT borate treatment on wood joists, (2) repointing deteriorated lime mortar with authentic non-hydraulic lime mortar, and (3) applying a breathable potassium silicate or silane-siloxane penetrating treatment that permits natural vapor breathability to ensure 100% HDRC compliance.

Soft Texas limestone is highly porous. Applying modern elastomeric or latex waterproof coatings (such as Drylok) traps subterranean groundwater inside the stone matrix, causing severe internal hydrostatic pressure that fractures historic limestone blocks during temperature shifts.

The historic San Antonio preservation protocol:

  • Non-Destructive Microbial Scraping: Vacuum masonry with HEPA-filtered units to strip spores.
  • Breathable Potassium Silicate Application: Penetrates limestone pores to create a hydrophobic barrier without forming a film.
  • DOT Borate Joist Preservation: Protect structural subfloor timbers against wood-decay fungi.
  • Commercial LGR Dehumidification: Maintain basement relative humidity below 50% permanently.

As a GC who works in King William: Antonio's warning about Drylok is spot on. We've seen homeowners ruin 100-year-old limestone by sealing it with rubberized paints. Breathable silicates are the only approved method.

Make sure you also extend exterior gutter downspouts at least 10 feet away from the limestone foundation outside.

Update: Applied the potassium silicate sealer and installed a commercial dehumidifier. Basement is bone dry and HDRC approved the project!
