selling our 1980s craftsman home in seattle (ballard). buyer's inspector flagged black mold across the entire northern roof deck sheathing. inspector noted that our blown-in cellulose insulation was piled directly over the eaves, completely blocking the soffit vents. buyer issued a repair demand requiring certified mold removal and proper attic ventilation baffles installed within 7 days. how do we remediate the roof sheathing without replacing the roof decking, and what type of ventilation baffles are required under Washington State energy codes?

Direct Answer: You can completely clear attic roof sheathing mold and satisfy buyer reinspection within 48 hours using cryogenic dry ice blasting (-109.3°F) and botanical antimicrobial sealing, followed by raking back insulation and installing continuous rafter ventilation baffles to restore net free ventilating area (NFVA).

In Seattle's maritime climate, continuous winter rain creates high outdoor relative humidity. When warm indoor air rises into an attic where soffit vents are blocked by loose-fill insulation, moisture condenses against cold north-facing roof plywood, driving timber moisture above 25% WME and growing heavy Cladosporium and Aspergillus.

The 48-hour Seattle attic remediation protocol:

  • Negative Air Containment: Isolate attic access with 6-mil poly and run HEPA air scrubbers.
  • Cryogenic Dry Ice Blasting: Blast CO2 micro-pellets at 300 PSI to strip fungal roots off wood grain without abrading plywood.
  • Baffle Installation & Insulation Raking: Rake back cellulose insulation 18 inches from eaves and install rigid PVC rafter baffles.
  • PRV Spore Trap Testing: Independent environmental consultant pulls air cassettes certifying Condition 1 normal ecology.

Question for Antonio: We have blown-in cellulose insulation that's covering the soffits. Can the baffles be installed from inside the attic or do we have to pull the gutters?

Baffles (such as AccuVent or Durovent rafter channels) are installed directly from inside the attic between the 2x4 or 2x6 rafter bays.

Remediators rake back the insulation 18 inches from the eaves, staple the baffles to the roof deck, and install insulation dams to maintain continuous 2-inch airflow from the soffits.

Done hundreds of these in the Pacific Northwest. If you don't rake that cellulose back, moisture will build up every single November-February rain cycle.

Realtors in King County see this constantly. Having the dry ice blasting receipt with the PRV lab report will satisfy the buyer's inspection contingency immediately.

Update: Crew blasted yesterday and installed 24 AccuVent baffles. Attic feels completely fresh and the third-party PRV air test came back clean this afternoon! Buyer signed off!

Fantastic work Jason! That continuous baffle airflow protects the roof decking permanently.
